a Will has been admitted to informal probate.

has been informally appointed as the Personal Representative of the estate to serve without surety on the bond.
The estate is being administered under informal procedure by the Personal Representative under the Massachusetts Uniform Probate Code without supervision by the Court. Inventory and accounts are not required to be filed with the Court, but interested parties are entitled to notice regarding the administration from the Personal Representative and can petition the Court in any matter relating to the estate, including distribution of assets and expenses of administration. Interested parties are entitled to petition the Court to institute formal proceedings and to obtain orders terminating or restricting the powers of Personal Representatives appointed under informal procedure. You have the right to object to the account(s). If you wish to do so, you or your attorney must file a written appearance and objection at this court before: 10:00 a.m. on the return day of 03/20/2026. This day is NOT a hearing date, but a deadline date by which you have to object to the account(s). If you fail to file the written appearance and objection by the return date, action may be taken in this matter without further notice to you, including the allowance of the account(s).
Additionally, within thirty days after said return day (or within such other time as the Court upon motion may order), you must file a written affidavit of objections stating the specific facts and grounds upon which each objection is based and a copy shall be served upon the Conservator pursuant to Rule 3 of the Supplemental Rules of the Probate & Family Court.
You have the right to send to the Conservator, by registered or certified mail, a written request to receive a copy of the Petition and account(s) at no cost to you.

By virtue and in execution of the Power of Sale contained in a certain mortgage given by Marcus C. Medley and Jayleese N. Le Blanc to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Guaranteed Rate, Inc., and now held by Selene Finance, LP, said mortgage dated June 17, 2022 and recorded in the Plymouth County Registry of Deeds in Book 56933, Page 105, as affected by a Loan Modification dated April 1, 2025 and recorded in the Plymouth County Registry of Deeds in Book 59822, Page 42; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guaranteed Rate, Inc. to JPMorgan Chase Bank, National Association by assignment dated May 15, 2024 and recorded with said Registry of Deeds in Book 58923, Page 3; said mortgage was assigned from JPMorgan Chase Bank, National Association to Selene Finance, LP by assignment dated October 8, 2025 and recorded with said Registry of Deeds in Book 60427, Page 231; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 2, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain parcel of land situated in Wareham in County of Plymouth and Commonwealth of Massachusetts and shown as Lot 19A on a plan entitled “Definitive Subdivision Modification Plan, Lot 18A, 19A &20A, Tihonet Pond- North, Crane Landing Road & Pond Edge Trail,Wareham, MA, Prepared for A.D. Makepeace Company” dated October 16, 2006 prepared by G.A.F. Engineering Inc. and recorded with the Plymouth County Registry of Deeds as Plan No. 281 of 2007 in Plan Book 53, Page 63.
Subject to easements, restrictions and other matters described in Deed recorded with Plymouth County Registry of Deeds in Book 36649 Page 22.
For title reference see deed to be recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated June 16, 2022 and recorded in the Plymouth County Registry of Deeds in Book 56933, Page 103.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer’s or cashier’s check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer’s or cashier’s check within thirty (30) days after the date of sale.
