Construction on medical building at Rosebrook nearly complete

Less than a year after the groundbreaking, the new 68,000-square-foot medical building at A.D. Makepeace's Rosebrook Business Park is getting ready to welcome its first tenants in May.

Located off of Route 28 near the Interstate 195 intersection, the building will be occupied largely by Southcoast Health System.

Makepeace is now gearing up for the second phase of the Rosebrook project: Construction on a mixed-use retail center called Rosebrook Place, estimated to create 171 permanent jobs and bring in roughly $300,500 in tax revenue. The development is proposed to feature a hotel, pharmacy, bank, and a locally- or regionally-based restaurant in addition to retail space. Construction could begin about a year from now, said Linda Burke, A.D. Makepeace Vice President of Marketing and Communication.

Southcoast Health System will occupy roughly two-thirds of the new medical building. The road leading to it is situated between A.D. Makepeace cranberry bogs. It is located behind the proposed location for Rosebrook Place.

Called Southcoast Primary Care at Rosebrook, the medical building "will offer patients a more convenient way to receive all of their care - from their primary care needs through support services, diagnostic, and the ability to be seen by specialists - in a more convenient, comfortable setting," said Joyce Brennan, Southcoast Health System Director of Marketing & Public Relations.

Four primary care practices as well as Wareham Surgical Associates and the Southcoast Weight Loss Surgery program will be moving to the location. The building will also feature in-house radiology and lab services, which are slated to be operational at the end of the summer.

"All of the services that are being offered at the Rosebrook location work seamlessly together and are all linked with the Southcoast Health System and the Southcoast Hospitals," said Brennan.

Visiting specialists will keep regular office hours at the building, saving patients a trip to their own offices, which could be across the region.

Additionally, radiology and lab test results will generally be available quicker than when patients undergo tests at a hospital, Brennan said. Tests performed at the Rosebrook site will primarily be for the physicians who practice at the site, so out-patients will not be waiting for tests along with in-patients, as would occur in a hospital setting.

"It's not only more convenient, but it's a more efficient way for providers to communicate and to offer a greater continuity of care," Brennan said.

The three-floored building features conference rooms designed to have the best views of Makepeace cranberry bogs and the surrounding property.

"There isn't another building like this in this market," said A.D. Makepeace president and CEO Michael Hogan.

Construction brought 60 jobs to the site. The building will bring in an estimated $87,000 in tax revenue.

The portion of the building not used by Southcoast Health System will be used for another medical-related purpose, said Burke.
