Ground broken on Marriott hotel

In mud and the season’s first snow, ground was broken on Marriott TownePlace Suites in West Wareham at Rosebrook Place.

“The future is so bright today, I’m going to put on some shades. Don’t let the weather fool you, it’s really a bright and sunny day,” Chairman of the Board of Selectmen Peter Teitelbaum said.

The Hotel on Route 28, at the intersection of interstates 195 and 495, will be 4-stories and 50,000 square-feet.

Ninety guest rooms, a function facility, service bar, breakfast restaurant, an indoor pool and an exercise room will be included.

Rosebrook Place, developed by A.D. Makepeace Company will include a Cape Cod Five Cents Savings Bank, a coffee shop, office space, retail space, a pharmacy and 36 apartments.

“Today is the first day of Wareham’s economic future,” State Representative Susan Williams Gifford said.

“Tourism is economic development and economic development is tourism, meaning there’s a domino effect,” President and CEO of the Cape Cod Canal Region Chamber of Commerce Marie Oliva explained.

“So yes, it’s hospitality-related but with that comes a creation of jobs, more residents coming in, more people shopping and coming into the community and a project of this magnitude brings in other mixed growth,” Olivia went on.

Wareham is expected to see 50 permanent full-time and part-time jobs. The project will also produce a projected $145,450 in annual revenue, not including water and sewer usage, building permit and other fees.

Last April Town Meeting voters approved a “tax increment financing agreement” with LaFrance Hospitality Group, which allowed the company to receive the $65,000 in investment tax credits through the state’s Economic Development Incentive Program.

Over the next 15 years, the agreement with the Town of Wareham gives the hotel a 45% tax break. This equates to $622,188 in savings.

Town officials anticipate a return on this investment.

“They’ll be getting more tax revenue in meals taxes, rooms taxes and hotel taxes. It’s $150,000 a year,” A.D. Makepeace President and CEO Michael Hogan said. “That’s very important to the town. And, there’s the trickledown effect of those who will be coming here and spending money at businesses and restaurants.”

“There are 10 million vehicles that come by this front door, 195 and 25, every single year,” Hogan added. “This will create another reason for people to stop here and enjoy the amenities that the town has to offer.”

Hogan pointed to the town’s coastline, beaches, golf courses and “beautiful” Victorian architecture as unique things visitors can enjoy without braving traffic on the bridges to Cape Cod.

“The location of Wareham is second to none, our location with the beaches and highway access,” Town Administrator Derek Sullivan said.

LaFrance Hospitality Company CEO Richard LaFrance said he’s happy to be doing business in Wareham.

“The idea of hospitality is treating people the way you would like to be treated, the warmth you have within the community, taking care of each other- everyone benefits from that,” LaFrance said. “We feel very fortunate to be welcomed into Wareham.”

LaFrance Hospitality Company will be the owner and operator of the property. Political teamwork helped bring LaFrance to Wareham.

“I think we have a different climate in town, a different political climate,” Teitelbaum explained. “We have a better understanding amongst ourselves that we have to work together to make things happen.”

Teitelbaum thanked Community and Economic Development Authority Director Salvador Pina for his role in the project, specifically citing his role in negotiations and document drafting.

“This is a step forward in the maturing of the political processes in Wareham,” Teitelbaum added.

“I’d like to thank the LaFrance Hospitality Company for the confidence they have demonstrated in the town by putting a lot of effort, a lot of time and a lot of money to make this happen,” Teitelbaum said.
