Planning Board approves Rosebrook Business Park

After fine-tuning the language of the proposal, the Planning Board unanimously approved A.D. Makepeace's Rosebrook Business Park site plan on Monday.

The public hearing on the project wrapped up after an hour of discussion, with representatives from A.D. Makepeace presenting updates made to the proposal at the recommendation of the town’s peer review engineer.

The Planning Board’s vote grants the company permission to move forward with construction of the a second medical office building, which would be located off of Route 28 near the Interstate 195 intersection.

The building will be roughly the same size as the 68,000-square-foot Rosebrook medical office building which opened this month.

The project is estimated to create 171 permanent jobs and bring in roughly $300,500 in annual tax revenue.

In other business:

The Planning Board voted to section off a 38-acre parcel of A.D. Makepeace land located off of Charlotte Furnace road to be used for a proposed solar-energy facility.

The decision by the Planning Board Monday did not OK the construction of the project. The vote identifies the land as separate from the surrounding A.D. Makepeace-owned land. This allows the company to enter into a lease agreement with the developer of the solar panel project without affecting the company's other operations, according to Planning Board chair George Barrett.

The solar field would be located alongside high-voltage power lines which can transmit the produced power to customers. The project site is also landlocked and surrounded by A.D. Makepeace-owned forest, ensuring that neighbors will not have views of the solar field.

This would be the second solar-energy facility for the company. Plans for a solar-energy facility on a 5.58-acre parcel near the company's Rosebrook site were approved last year.

A public hearing on the larger proposal is slated to begin in late July.
