Planning Board unanimously approves Master Millwork site plans
Charlotte Furnace Road will see a new industrial building in the near future.
Master Millworks got the green light at a Planning Board meeting Monday night to construct a 20,000-square-foot industrial building on Charlotte Furnace Road, over concerns voiced by residents.
Master Millworks a construction firm that specializes in “interior finish carpentry services” for residential buildings, like apartments and hotels, as well as “architectural millwork packages” for service buildings, like restaurants and night clubs.
Construction of the building will begin as soon as possible on the piece of property, which is owned by the A.D. Makepeace Company. Until now, the neighborhood has not been commercialized.
The land rests in the zoned “Business Development Overlay District,” and millwork operation is legal under the specific district regulations. Though the construction will not be deferred, owner of Master Millworks Jessie Kirby agreed to add plants around the perimeter of the building to obstruct as much light coming from cars as possible.
“This [Business Development Overlay District] thing is a lot bigger than all of us,” said John Cronin, member of the Planning Board. “We kind of have our hands tied here.”
Cronin also explained to residents that Kirby agreed to a lot of requests to which he legally did not have to agree.
According to the new site plan, the building will be placed 180 feet back from the road and there will be bushes to block view of the building. Trees that will stand between the building and residents on the other side of the road must be flagged and protected before any part of the area can be cleared.
“If they execute the way they've demonstrated to us, it could increase the value of the houses in the area,” said Planning Board Chairman George Barrett. “It all depends.”
To ensure the construction follows the rules and guidelines set by the town and established at each meeting, there will be regular inspections on the property along the way.
