State approves tax credits for planned Marriott hotel in Wareham
The state has approved $65,000 in tax credits for LaFrance Hospitality Group, which plans to build a 90-room Marriott hotel at the A.D. Makepeace Company's Rosebrook Place development in Wareham.
The 50,000-square-foot TownePlace Suites by Marriott will be one of two anchors of the development, with the second being a full-service Cape Cod Five bank.
The hotel will feature an adjoining 10,000-square-foot function space. It is expected to create 50 new, full-time jobs, according to officials.
Town Meeting voters in April approved a "tax increment financing agreement" with LaFrance Hospitality Group, which paved the way for the company to receive the $65,000 in investment tax credits through the state's Economic Development Incentive Program. The state Economic Assistance Coordinating Council approved the credits on June 26.
The agreement with the Town of Wareham gives the hotel a 45% tax break -- an approximately $622,000 in savings -- over 15 years.
Construction at the site began in the spring. The hotel is slated to open in the summer or fall of 2014.
Located on Route 28 near interstates 195 and 495, Rosebrook Place is being constructed next to Rosebrook Business Park, which currently features a medical office building occupied almost exclusively by Southcoast Hospital Group.
Rosebrook Place will feature anywhere from six to eight buildings with a mixture of office and retail space, 36 apartments, a restaurant, and a pharmacy, in addition to the hotel and the bank.
The A.D. Makepeace Company has been planning the Rosebrook project for more than five years. The company is the region’s largest cranberry grower and the largest private property owner in eastern Massachusetts.
