Plans unveiled to develop 8.5-acre site on Cranberry Highway

Business is booming in West Wareham as another commercial development is slated to join the recently opened Walmart and a slew of new stores at Rosebrook Place on Cranberry Highway.

The J. Donegan Company, a Virginia-based commercial development firm, plans to build a 46,000-square-foot mixed-use commercial center, anchored by the discount supermarket chain Aldi.

Developer Jay Donegan appeared before the Conservation Commission to file a notice of intent on May 4 for the project, to be called Wareham Marketplace. The Commission was his first stop in what will be a series of appointments with various town boards to secure the proper permits.

Donegan plans to redevelop a 8.5-acre site located just south of where Cranberry Highway intersects with Tobey Road and Tow Road. Currently, the property houses two, one-story buildings used by the Beaton Cranberries business. Those buildings will be torn down for the new development.

Town officials recently designated the area a commercial strip zone to promote business.

In addition to the proposed 18,000-square-foot supermarket, 27,800 square feet of space will be dedicated to retail stores and restaurants.

“It’s a big piece of property,” said Conservation Commission member Sandy Slavin.

Aside from Aldi, no other stores are committed to open in the development. However, Donegan said he’s hopeful a bank and several restaurants will be among the future tenants.

Matt Smith, a representative from Bohler Engineering, provided the Conservation Commission with a brief overview of the project on May 4. Smith noted the Boston-based firm has been working on the project for some time.

In total, Smith said four buildings are proposed for the site. Plans also call for the creation of a parking lot with 318 spaces. Smith noted that the new Walmart was constructed with future development in mind and roads should be able to handle the additional traffic.

Access will be provided by three driveways on Tobey Road and Cranberry Highway. Smith said the first phase of construction will include building the supermarket and abutting retail and parking areas, including a stormwater management system and utilities.

Smith told Commission members that project plans are currently on file with the town’s engineer.

“We think we’ve done everything right and your engineer will provide a peer review to offer opinions,” Smith said.

In addition to the town, Smith said plans have been submitted to the Massachusetts Department of Transportation and the Southeastern Regional Planning & Economic Development District for comment.

If constructed, Wareham Marketplace will join what’s become a veritable boom town in the west end of Wareham.

In Rosebrook Place, a Ninety Nine Restaurant opened its doors earlier this month after relocating from the east end of town. The restaurant joins Saga Fusion, an asian-influenced eatery, Five Guys Burger and Fries, OCB Wareham Eye Center and TownPlace Suites by Marriott hotel – all fairly recent additions to the development.

Just north of Rosebrook Place on Cranberry Highway, the 150,000-square-foot Walmart opened in August 2015.
