Assisted living facility plans underway
Plans to bring a 54-unit assisted living facility to the Rosebrook Business Park are well underway.
Property owner A.D. Makepeace and developer Kaplan Development Group, LLC, made an informal presentation on the All-American Assisted Living Facility to the Planning Board in January. Representatives from Kaplan met with the board Monday night to iron out regulations and safety concerns, as well as go over landscaping and the overall appearance of the proposed development.
The developers at Kaplan have received letters from the town's fire departments and Charlie Rowley, a Planning Board consultant, seeking clarification of the placement of water valves, the placement of hydrants and other safety issues. The representatives also reviewed placements of sewer, water, gas, and electric lines, and changed them for both aesthetic and safety reasons.
Rowley said he will create a proposed agreement in light of the improvements and circulate it to the board members.
“The plan proposes a full landscaping package,” said Phillip Cordeiro from Allen and Major Associates Inc. “These are people's homes while they're being cared for, so we wanna enhance that: we wanna certainly complement the natural area that it's in with the bogs in the back."
The current plan calls for 54 units with two bedroom suites, and four studio units. The left wing on the first floor will be the Memory Care wing with 13 units. The rest of the building is dedicated to 35 regular assisted living units.
According to the plan, each unit is roughly 565 sq. ft., with bedroom areas around 110 sq. ft. Typically, the representatives said, residents have enough room for a bed, dresser, and TV. Keeping residents engaged is a top priority for the facility: the main reason for not building units larger in size is to encourage residents to get out of their units, representatives said.
As proposed, the first floor will include a parlor area, a dining room with access to a back patio, a partition room with movable and foldable walls for events or entertainment, a library connected to the foyer, an arts and crafts room, and residential as well as commercial laundry rooms.
Kaplan representatives also said there will be a socialization program that includes daily activities and transportation.
There will be between 60 and 70 employees with 25 employees per shift. Only five or six will be full-time staff members. There will be a director of nursing, an executive director, a director of business, a director of sales and marketing, and a memory care coordinator.
The board said Kaplan will also need to work with A.D. Makepeace concerning the parking spaces the facility will require.
Kaplan currently owns and operates 16 similar facilities in nine states, including properties in Hanson and Raynham. Both of these are fully occupied.
