Decision appears near for Bay Pointe project

With the contention over lot sizes out of the way, the developers of the 90-unit Bay Pointe housing project hammered out the final details of the project with the Planning Board Monday night.

The proposed development would create a community of 58 lots with 90 units within the Bay Pointe Golf Course. The units would consist of 56 single-family homes on the southwest side of the course around Short Neck Road. The other units, 34 condominiums, are located to the northwest, off of Cahoon Road near the current Bay Pointe condominiums.

The biggest change made from the previous meeting was that the proposed 34 condominiums will be split up as two fourplexes and 13 duplexes, as opposed to five fourplexes and seven duplexes.

This change was made after developers met with the homeowners of the current Bay Pointe condominiums, and addressed their concerns about the parking and traffic flow on Cahoon Road.

The housing project is being developed by Stonestreet corporation, the Rhode Island-based real estate and development company that bought Bay Pointe in 2012 for $1.4 million.

Once the road layout was settled at the last meeting in July, Town Engineer Charlie Rowley delivered a report on the some of the final details he wanted from developers, such as the architectural and landscape designs on the 34 condominiums, and clarification on road gradings.

The developers will return to the Planning Board on Aug. 24 with their final plans as they seek an approval of a subdivision, a site plan review, and a special permit for the project.
