The above described premises are conveyed subject to and with the benefit of all rights, restrictions, easements, appurtenances, reservations, and rights of way of record insofar as the same are still in force and applicable.

Grantor hereby releases any and all homestead rights to the within premises, whether created by declaration or operation of law, and further state, under the pains and penalties of perjury, that there are no other persons entitled to any homestead rights to the property being conveyed herein.
