In accordance with M.G.L. Chapter 40A, Section 5, the Wareham Planning Board will hold a public hearing on October 20, 2025 at 6:00PM in the Town Hall, Room 27, 54 Marion Road, Wareham, MA, to consider the following proposed amendment to the Wareham Zoning Bylaw:
Article 16 – Zoning Bylaw Setback Standardization
To see if the Town will vote to amend the Town of Wareham Zoning By-Laws Article 8, Section 816.4, as follows:
To strike from Article 8, Section 816.4:
“Minimal front yard, side, and rear requirements shall be the same as in the zoning district in which the development is proposed.”
And to replace it with: “Minimal front yard setback shall be 20 feet, and minimal side and rear setbacks shall be 10 feet.” Or take any other action relative thereto.

Section 830 – Local Initiative Program / Local Action Units / Affordable Housing – New Construction
The purpose of this article is to amend Section 830 of the Wareham Zoning Bylaw, entitled Local Initiative Program – Local Action Units – Affordable Housing – New Construction, to clarify requirements, update eligibility standards, and ensure consistency with the Massachusetts Executive Office of Housing and Livable Communities’ (EOHLC) Lip requirements for affordable housing developments
Proposed changes may include, but are not limited to:
Changes to the following sections 831: Purpose, 832: General Provisions, 833: Development Standards – General, 834: Deed Restriction Requirements, 835: Fees,
