Bentley Companies voted master developer of Tremont Nail Factory again

The Select Board voted to approve naming Bentley Companies as the master developer for the Tremont Nail Factory after a change in lease length necessitated a repeated request-for-proposals process.

The original request-for-proposals detailed a lease length of five years for the property, Director of Planning Ken Buckland said. To ensure its return on investment, Bentley Companies asked for a longer lease, which was described in the second RFP as one 30-year term, with the option of two 30-year renewal periods. 

The board voted unanimously during its meeting Tuesday night to approve the Bentley Companies, the only respondent to the second RFP, as the master developer. Their second proposal, Buckland said, is very similar to the one negotiated last year — the new one, though, is still open to be negotiated further.

In a second vote, the board authorized the Wareham Redevelopment Authority to negotiate a disposition and development agreement with Bentley Companies. 

Board member Peter Teitelbaum emphasized that the vote didn’t authorize the redevelopment authority the sole responsibility of moving forward on the negotiations. Whatever the redevelopment authority decides on in negotiations, it would ultimately have to present to the Select Board for final approval, he said.
